How much home do I need?

The right size isn’t just a bedroom count. A few questions to ask before you settle on a floor plan.

Planning a custom home comes with plenty of big decisions: your budget, your lot, the neighborhood, the schools nearby. One of the most important is also one of the easiest to get wrong, and that is how much space you actually need. It’s tempting to count the people in your household and match a bedroom to each one. The best answer, though, comes from looking a little further ahead. Here are a few questions we walk through with our clients.

How long do you plan to stay?

If this home is a stepping stone for the next few years, plan around the people living with you today. Count the bedrooms by who truly needs their own room, and remember that young siblings who share a room can lower that number.

If you’re building the home you plan to stay in for decades, plan for the life you expect, not just the one you have now. A couple with one child who hopes for another will be glad to have that extra bedroom, often sooner than they think. Building it in from the start usually costs far less than adding it later.

How will you use each room?

Square footage only matters if it works for you. Think about how your days actually run. Do you work from home? Host the holidays? Need a mudroom for kids, sports gear or the dog? A well-planned home can live larger than a bigger one with wasted space. Investing in the rooms you use every day, such as the kitchen, the primary suite and good storage, tends to pay off more than adding rooms you rarely walk into.

Do you need room to adapt?

Life rarely follows the plan. A parent may move in, a grown child may come home for a while, or a hobby may turn into a business. A flexible room, one that can serve as a guest bedroom, office, gym or playroom, gives you options without committing to a larger house. If you plan to stay as you get older, a main-level bedroom with a full bath nearby is another smart choice.

What will it cost to own?

Every extra square foot adds to the cost of building, and also to heating, cooling, cleaning and maintenance for as long as you live there. Choosing the right size lets you put more of your budget into the finishes and craftsmanship you’ll notice every day.
