12-Month Maintenance

Your first year in your new home is a great time for a check-up. Here’s what to look at, room by room and system by system.

Congratulations on your first year in your new home! By now it’s full of memories and new routines. Owning a home also comes with a little responsibility, and your one-year anniversary is the perfect time to give it a check-up. It’s also a good moment to note anything you’ve noticed during the year and let us know before your 12-month warranty period ends.

Irrigation

  • If you’ve added or changed any landscaping, make sure your sprinklers still reach every area evenly.
  • Adjust watering times with the seasons. Lawns and plants need more water in summer and much less in fall and winter.
  • Before the first hard freeze, have the system winterized by a professional so the lines don’t freeze and crack.

Roof and gutters

  • Have your roof inspected once a year for loose or damaged shingles, lifted flashing and worn seals around vents.
  • After a severe storm, take a look (from the ground or with a professional) for any signs of damage.
  • Keep gutters and downspouts clear so water flows away from your foundation.

Heating and air conditioning

  • Check your air filters regularly and replace them on schedule, more often if you have pets.
  • If some rooms run noticeably warmer or cooler than others, a professional can check and balance the system.
  • Turn your heat on in early fall, before you need it, to make sure it’s working. A brief dusty smell the first time is normal.
  • Schedule routine professional service to keep the system running efficiently.

Exterior doors and windows

  • Check the weatherstripping around exterior doors for a tight seal, and replace any pieces that are cracked or worn.
  • Look over stained or painted exterior doors once a year, and refinish them when the finish starts to look dull or worn to protect the wood.
  • Inspect caulking around windows and exterior trim, and touch up any gaps.

Water heater

  • Drain or flush a tank water heater once a year to clear out sediment, following the manufacturer’s instructions.
  • Have tankless water heaters serviced annually by a professional.
  • Every few months, make sure the pan beneath the water heater is dry and there’s no sign of a leak around the relief valve.

Kitchens and baths

  • Check the caulk around tubs, showers and sinks, and re-caulk anywhere it has separated.
  • Look under sinks for any sign of drips or moisture.
